Park Policies

Dear Valued Guest,
On behalf of our entire staff, we would like to Welcome you to our Resort! We are honored that you have chosen to stay with us and look forward to providing you with a memorable experience for the whole family.
For your convenience, we would like to inform you of some key information prior to your arrival:
Key Information
- An advanced deposit of 50% of the total reservation is required at the time of booking for all reservations.
- Credit cards used at time of reservation/check-in will be kept on file and may be charged by management for any additional charges incurred during the duration of your stay; without any signature or approval.
- To continue to provide the best service for our new & existing guests, we are offering an optional one-time $20 non-refundable site locking fee, per booking. A Site Lock Fee ensures that campers like you, get your favorite spot in the park without the chance of being moved without notice, and it helps us ensure that we can accommodate all our guests to the best of our ability. Please see more details under “Site Lock Fees.”
- One gate card will be issued to each site for entrance into the park. The gate card and keys will be returned to the Reservations Office upon departure. For any cards or keys that are not returned a $10.00 fee will be charged to the credit card on file. Upon departure, please place your gate card in the drop box to the right of the office.
- Only two vehicles are allowed on each site. All other vehicles or guests need to be registered at the Main Office and may be subject to a fee.
- Only one vehicle should enter through the security entry/exit gate at a time. There will be a $100.00 charge to the credit card on file for any damage to the gate for failure to comply. Swan Bay Resort is not responsible for any damages to your vehicle.
- No trailers or car dollies of any type allowed in parking spaces or RV sites, (exception of pull through sites). Accessory trailers in pull through sites must remain hooked-up to the RV. All others must be parked in the designated trailer parking area.
- Please let us know in advance if you will be bringing a Golf Cart as we will need proof of insurance and a driver’s license. There’s a $5/day fee to bring your cart onto the property.
- Please let us know in advance if you will be bringing any pets with you. All pets must be registered and have a current Rabies Vaccination. Please also agree to our Pet & Pool Policy guidelines within the Guest Portal prior to Arrival.
- Discover what’s going on in the Park during your stay by checking out the Events section of our website! We offer Live Entertainment each weekend, Kids Playground Activities and Adult Events such as Pool Volleyball, Cornhole & more!
RESERVATION POLICIES
An advanced deposit of 50% of the total reservation is required at the time of booking for all reservations. The credit card used at time of reservation/check-in will be kept on file and may be charged by management for any additional charges incurred during the duration of stay, with or without any signature or approval.
Site Lock Fees
We, at Swan Bay Resort, are staying true to our values of Service, Betterment & Reliability. To continue to provide the best service for our new & existing guests, we are offering an optional one-time $20 non-refundable site locking fee, per booking. A Site Lock Fee ensures that campers like you, get your favorite spot in the park without the chance of being moved without notice, and it helps us ensure that we can accommodate all our guests to the best of our ability. If you’ve ever stayed in that “perfect site” near the water, or under the trees, or beside the playground, you want the ability to book that site and lock it in, or risk not getting that site when you arrive for your stay. A site lock fee ensures that you will. It is the best of both worlds—a compromise for guests and the resort. That said, we also need to ensure that the small camper van isn’t going into one of our few pull-through sites when a larger RV needs it. The ability to move RVs around based on their size and needs helps us get as many guests into a camping spot as possible.
- Site Lock Fees will be put in place as of May 1st 2023 for all 2024 and beyond Reservations
- Swan Bay Resort still reserves the right to move your locked site in case of an emergency or any unforeseen circumstances (ie, issues with electricity or water on that site). If a situation like this were to occur, the fee would be refunded at that time.
- Booking with Site Lock Fees
- Over the Phone: You will be prompted by our Front Desk Receptionists with the option to add the Fee for any 2024 & beyond Reservations.
- Online:
- If you prefer to proceed with the Site Locking Fee to lock in your favorite site, please choose the button labeled “Book via Interactive Map” where the fee will be automatically added to your Cart when you select the site.
- If you prefer to proceed without the Site Locking Fee, please choose the button labeled “Book via Rates” where the fee will not be automatically added to your Cart, and you will risk being placed in a site that works best for our Booking Chart & your RV type/size at that time.
Prohibited Activities
- Tents and Tarps onsite
- Generators
- Any type of camper without hookups
- Disorderly behavior, walking, running, riding or driving through any site
- Washing of RV or vehicles
- Oil changes and lubes
- Clotheslines
- Hot grills on picnic tables (tables are provided on all sites)
- Any permanent connections such as: foundations, porches, storage buildings/units/trailers, or roofs shall not be constructed
- Digging
- Permanent lawn ornaments
- Mats or carpets covering grassy areas
- Dumping of liquid waste of any kind on grounds or curb-side trash
- No underage drinking allowed. Violators will be reported to the authorities.
- No Solicitation of any type will be permitted. For Sale signs, commercial ventures, and any solicitation will require written pre approval from management.
The registered guest is responsible for the actions of their children and visitors.
Trees, landscaping and foliage are to be respected.
There will be no:
- Ropes and chains tied to trees or signs
- Nails in trees
- Climbing, cutting or trimming of trees
There is a minimum $150 assessment for willfully damaging, cutting, breaking branches, or peeling bark from trees, in addition to possible eviction without refund.

RV Sites
- Check-in time is 2pm, Check-out time is 11am
- Site Reservations require a 50% Deposit at time of booking. Deposits are forfeited for any non-arrivals on a scheduled date.
- Electric charges will be added at a flat rate of $5/day for 20/30 amp or $10/day for 50 amp prior to your stay. Extended stays of 7 days or longer will be charged metered electric usage at $.2697 per KWH for the entire length of stay, charged at the end of your stay.
- Unless otherwise stated, 6 guests are included in each site rate. Any additional adult will be $5 per person/per day. Children under the age of 6 are included in the rate. Unless otherwise stated, 8 guests maximum (including children) per space.
- Anyone who visits a registered guest at an RV site will be required to sign in at the Main Office and pay a $10/per car visiting fee.
- A full refund minus the $25 cancellation fee will be given on canceled site reservations providing notice has been received a minimum of 14 days prior to your arrival date. Cancellations within 14 days of your check-in date will result in your deposit being forfeited. Sorry, no refunds will be given for early departure or inclement weather.
- Swan Bay Resort reserves the right to move you to another site for your stay, without notification, based upon the needs of the Park.
- Upon departure, all sites should be left neat and clean including fire pit and pet waste. Any damages or excessive debris could result in additional charges to the credit card on file with or without notice.
- Upon departure, please place your gate card in the drop box to the right of the office.
- No subletting allowed.
Chalets, Cottages, and the Bungalow
- Check-in time is 4pm, Check-out time is 11am
- Cabin Rental Reservations require a 50% Deposit. Deposits are forfeited for any non-arrivals on a scheduled date.
- A $20/day/pet fee will be incurred for any pets staying in the unit.
- A $250 pet fee could be incurred to cover excessive pet damage that is discovered after departure.
- Anyone who visits a registered guest at a site will be required to sign in at the Main Office and pay a $10/car visiting fee.
- A full refund, minus the $150 Cancellation Fee, is provided when canceling Cabin Rental reservations providing notice has been received a minimum of 21 days prior to your arrival date. Cancellations within 21 days of your check-in date will result in your deposit being forfeited. Additionally, no refunds will be given for early departures or inclement weather.
- Unless otherwise stated, 8 guests are included in each Chalet, 6 guests are included in each Bungalow rate, and 4 guests are included in each Cottage rate. Any additional adult guests will require a $50.00/person/day fee.
- Units are set up with bed linens, bathroom towels and kitchen towels for your use during your entire stay. Fresh towels and linen are not provided. Coin operated washers and dryers are available for use if necessary.
- DAILY MAID SERVICE IS NOT PROVIDED.
- All of the rental units are smoke free. There is NO SMOKING inside any rental units. Failure to abide by the NO SMOKING policy will result in a Cleaning Fee mentioned below.
- Management will inspect each unit after check-out. Failure to leave any Rental Units clean will result in a $250.00 cleaning fee applied to the credit card on file.
- Rental units must be cleaned and all trash to be placed outside for curb-side pickup. All floors must be swept, kitchens must be cleaned and dishes washed, linens and towels must remain in the rental unit upon check-out.
- A $100 Short-Term Cleaning Fee during peak season (Mid-June to Early-Sept) will be charged for stays less than 5 nights in the Chalets.
- Gas grills are provided for all chalet and cottage rentals. Upon arrival, gas grills are clean and ready to use. Grills must be left clean upon departure or a $65 cleaning fee will be charged to the guest’s card used at check-in.
- Swan Bay Resort reserves the right to move you to another Cottage for your stay, without notification, based upon the needs of the Park.
- Upon departure, please place your gate card and key in the drop box to the right of the office.
- No subletting allowed.
Seasonal Sites
- Upon check-out prior to the end of the season, RV sites and/or Rental Units will become available for use by other customers if you leave the property early.
- Usage by anyone will require registration at the office and payment of the daily site charge or guest visitors’ fees.
- Seasonal sites are not required to have their guests pay a $10/car visiting fee, but must still check-in with the Main Office before entering the gate.
- No subletting allowed.
MARINA POLICIES
Marina Slips
- Check-in time is 2pm, Check-out time is 11am
- A full refund minus the $25 cancellation fee will be provided for any canceled reservations providing notice has been received a minimum of 14 days prior to your arrival date. Cancellations within 14 days of your check-in date will result in your deposit being forfeited. Sorry, no refunds will be given for early departure or inclement weather.
- Upon departure, all dock spaces should be left neat and clean including food/drinks, boating gear, or any pet waste. Any damages or excessive debris could result in additional charges to the credit card on file with or without notice.
- No fishing off of the docks is allowed, nor biking along the docks.
Watercraft/ Bike Rentals
- Check-in time is 9am, Check-out time is 6pm (same day, unless otherwise stated).
- Reservations for any Watercraft or Land Rental will require a 50% Deposit. Deposits are forfeited for any non-arrivals on your scheduled arrival date.
- NYS law requires a boater safety course as stated:
EFFECTIVE DATE:
January 1, 2022 and before January 1, 2023 this act shall apply to all operators born on or after January 1, 1983;
after January 1, 2023 and before January 1, 2024 this act shall apply to all operators born on or after January 1, 1978;
- A copy of the renter’s boater safety course certificate is required to rent a Pontoon boat or fishing boat & must be presented at check-in.
- All Watercraft & Boat Rentals require a damage hold on a valid credit card.
- Pontoon Boat rentals require a $2500 damage hold on a credit card until the day of departure.
- Fishing Boat rentals require a $1500 damage hold for non-guests, or an $800 damage hold for guests, on a credit card until the day of departure.
- Pedal Boat rentals require a $500 damage hold for non-guests, or a $250 damage hold for guests, on a credit card until the day of departure.
- Kayak rentals require a $250 damage hold for non-guests, or a $125 damage hold for guests, on a valid credit card until the day of departure.
- Stand Up Paddle Board rentals require a $750 damage hold for non-guests, or a $250 damage hold for guests, on a valid credit card until the day of departure.
- Lily Pad rentals require a $500 damage hold for non-guests, or a $250 damage hold for guests, on a valid credit card until the day of departure.
- Bike rentals require a $300 damage hold for non-guests, or a $100 damage hold for guests, on a valid credit card until the day of departure.
- Golf Cart rentals require a $200 damage hold on a valid credit card until the day of departure.
- A full refund, minus the $25 cancellation fee, will be given on any canceled watercraft or land rental providing that notice has been received a minimum of 14 days prior to your arrival date. Cancellations within 14 days of your arrival date will result in your deposit being forfeited. Sorry, no refunds will be given for early departure or inclement weather.
Boat Launch Policy
- Use of the launch is permitted to both Resort Guests and the Public Community.
- If you are arriving from the Public, it is required that you stop into the Main Office to receive a visitors pass that is valid for that day only. Permits must be visibly displayed at all times within the Park.
- If you are a registered Guest of the Park, you may utilize the Boat Launch whenever necessary.
- Vehicles and/or boat trailers must be parked in the designated parking area. Vehicles/trailers parked in a non-designated parking area, parked on a site, or parked without a permit may be towed at the owner’s expense.
- The boat launch is for daily launching of motorized boats. Doing any type of service work on your motorized boat or trailer in the boat launch is strictly prohibited.
- Outside contractors are not allowed to service any watercraft on Swan Bay property (see Maintenance Repair and Service Policy).
- Follow applicable signage for traffic, launching, staging, and parking. Launching or loading boats on ramp is limited to 20 minutes.
- All Park rules apply in the boat launch area. Keep pets on leash & pick up after them.
- Fire lanes must be kept open for emergency vehicles. Emergency response vehicles/or vessels take priority in launching. Emergency response vehicles take priority in all areas within the launch facility.
No unsupervised children around the marina facility or boat ramp area at any time.
SWAN BAY’S REFUND POLICY
An advanced deposit of 50% of the total reservation is required at the time of booking for all stays. Sorry, no refunds will be given for early departure or inclement weather. Refunds will also not be given if guests do not show up, choose to leave before departure date, or are evicted due to policy violations.
WIFI POLICY
A free Wi-Fi connection is provided for your convenience with a bandwidth capable of performing most online searches and transactions. The bandwidth may be limited during times of higher occupancy.

- You will have to accept the terms of use and check the box

Use of the Wi-Fi system constitutes acceptance of the Terms of Use. You must comply with local, state, federal, and international laws and regulations, including, but not limited to, copyright and intellectual property rights laws. All registered guests, visitors, patrons and employees will be personally responsible for any violations of aforementioned laws and regulations. The registered guest is responsible for the actions of their children and visitors.
PET POLICY
We, as animal lovers, appreciate the fact that people recognize pets to be an important part of the family. However, we also recognize that some guests are not fond of animals. In light of this, we have established and will enforce the following policies:
- Our Pet Policy approves of domestic pets only, livestock is prohibited.
- All pets must be registered, and a pet policy form must be completed and signed prior to arrival or at check-in (found via the Guest Portal).
- All Pets must always be on a tethered leash except when in the Dog Park.
- Leashes must have a grip handle and be no longer than 6ft.
- Pet owners must clean up after their pets in all areas of the Resort, including the Dog Park. Pet Waste Disposal Stations are located throughout the park for your convenience.
- Respect other campsite occupants; do not allow your dogs on other campsites to do their business or at any time.
- Pets must not be allowed to bother others in any manner or be left unattended.
- Quiet is a must. If barking is continuous, the owner will be asked to leave with no refund.
- No aggressive pets, or any that have previously bitten, or attacked people or pets, will not be allowed on Swan Bay grounds.
- No pets allowed in the swimming pool areas, including the Tiki Bar.
- Current Rabies Vaccination Certificate must be presented at the office upon arrival.
- Pet owners will be held accountable for any injury/damage or costs caused by pet(s). In addition, the pet owner is expected to resolve any injury/damage issues directly with the injured party, whether that be other guests or the park itself.
- There is a $20/day/pet fee charged for any pets staying in Rental Units.
- A potential $250 refundable pet deposit may be collected at time of check-in for Chalets and Cottages and secured with a valid card. The deposit will be returned within 7 days of departure after proper inspection is completed and the site/rental unit is left in the same (or better) condition, clean and smell free, as was found upon check-in.
POOL POLICY
Swan Bay offers 2 Resort-Style heated pools for registered guests only. Registered Guests are those that are paying to stay on a campsite or in a Rental Unit. Both pools’ hours of operation are (8:00am – 9:00pm) and the following rules must be observed at all times.
- Swim at your own risk, there is no lifeguard on duty.
- No individual of any age may swim alone.
- Children less than 16 years of age must be accompanied by a parent or guardian (18 years or older) at all times.
- Two or more adults (18 years or older) must be present at the pool deck when it is in use. Do not swim alone.
- Adults (18 years and older) are responsible for their own safety and behavior while at pool facilities.
- Shallow water – ABSOLUTELY NO DIVING.
- No glass containers allowed in pool facilities.
- Consumption of alcoholic beverages while swimming is strictly prohibited.
- You may be denied entry if the facility reaches the maximum pool capacity – 50 guests.
- No PETS allowed in the swimming pool areas.
- Smoking is allowed in the posted smoking areas only.
- Pool areas may be closed at any time due to inclement weather or maintenance services.
- NO UNSUPERVISED CHILDREN AROUND MARINA FACILITY OR DOCKS AT ANY TIME.
- For your safety, NO Swimming off any docks or riding Bicycles along them at any time.
All posted rules, regulations and facility hours must be strictly adhered to.
In case of an emergency please call 911- Emergency phone is located to the left of the Bar.
TIKI BAR POLICY
Our onsite outdoor Why Knot Tiki Bar is located at Pool One of Swan Bay Resort. The Tiki Bar serves domestic and imported beers, spirits, wine & wine slushies with a limited food menu. Shaded seating is provided within the expanded deck area.
- The Tiki Bar is open Seasonally, weather dependent.
- The Tiki Bar is open Noon-Close, or until roughly 10 pm during the Peak Season and is open Noon-Close with specified hours during the Off-Season months.
- The Tiki Bar is open to guests of the Park & the Community to attend.
- Outside visitors attending the Why Knot Tiki Bar are not required to pay a $10 visitor fee, but are still required to sign in at the Main Office.
- Outside visitors are only entitled to Bar and Restroom usage and may not swim in the pools due to safety concerns.
- No glass, pets, or outside alcohol are allowed inside of the Pools themselves.
- No glass, pets, or outside alcohol are allowed inside of the Tiki Bar area.
- We provide Weekend Live Entertainment during the duration of the Season in which guests & the community are allowed to attend.
- Individuals under the age of 21 are allowed into the Tiki Bar & Pool area, with supervision by a parent or guardian as we serve food & non-alcoholic beverages as well.
- Please be prepared to present Valid Identification before purchasing an alcoholic beverage.
- Please read all Safety Precautions posted within the Tiki Bar & Pool area before swimming or seated at the Bar.
FACILITIES POLICIES
Bathhouses
- Swan Bay Resort bathhouses and are for registered guests only, including transient dock guests.
- NO UNSUPERVISED CHILDREN AROUND BATHHOUSES AT ANY TIME
- NO SMOKING in any bathhouse facility at any time.
Laundry Rooms
Swan Bay Resort has 4 laundry facilities. There is one in each bathhouse and one attached to the main office building for your convenience. Anyone using the laundry facility should:
- Be timely when removing clothes and never leave clothes in the washer or dryer after the cycle has been completed.
- Keep the laundry room neat and tidy, please clean up any spills.
- Empty dryer lint tray after use.
- Do not overload machines to avoid damage to equipment.
- Do not leave clothes, children, or pets unattended at any time.
Restrooms
Swan Bay Resort bathhouses all have men’s and women’s restrooms with showers included.
Anyone using the bathhouses should:
- Keep the restrooms neat and tidy, please clean up any spills or messes.
- Do not use sinks for cleaning your dishes, clothes or to clean fish.
- Do not take hot water from the sinks for any reason.
- Be respectful and timely when using shower facilities.
- The registered guest is responsible for any & all actions of their children and visitors.
- Report any issues to management regarding:
- Cleanliness
- Disturbances
VISITOR POLICY
Visitors are welcome at Swan bay Resort and must register at the Main Office with:
- Name of the person(s) visiting
- Length of stay (day or overnight)
- Campsite # visiting
- License plate number of vehicle
- Obtain a vehicle tag
Campsite visitors will be charged $10/day/car. All visitor vehicles must be parked in designated Guest parking areas and not on visiting guests’ sites. Visiting hours are 9am-10pm. If not registered overnight, visitors MUST depart by 10 pm.
Seasonal Campsite Visitors are not required to pay a $10 visitor fee, but are still required to sign in at the Main Office.
Outside visitors attending the Why Knot Tiki Bar are not required to pay a $10 visitor fee, but are still required to sign in at the Main Office.
The registered guest is responsible for the actions of their visitors.
CHILDREN POLICY
Anyone under the age of:
- Under 18 is prohibited from driving Golf Carts on Swan Bay Property (see Golf Cart Policy)
- Under 16 must be accompanied by an adult at the Pool Facilities and Marina Facilities at all times
- Under 13 must be accompanied by an adult at the restrooms, showers, play areas, and resort buildings
- Children (or adults) are not allowed to play on fences, in or around the restrooms and shower areas or in any of the vacant buildings.
- When sending children to the Playground or Pavilion for Events, you must provide them with your site number and cell phone number to give to the Recreation Leader in case of emergency.
NOISE & DISTURBANCE POLICY
A noise or disturbance is defined as any loud or unpleasant noise that causes disruption. This includes, but is not limited to:
- Disorderly conduct
- Domestic violence
- Loud music or yelling
- Intruding/encroaching on another campsite
All employees, registered guests, visitors or patrons shall respect the rights and privacy of others and shall maintain the quiet hours at Campsites, Marina and Rental units.
Quiet Hours (whisper quiet):
10pm-8am weekdays
11pm-8am on Fridays, Saturdays, & Sundays
During quiet hours: No singing or loud talking, playing instruments, TV’s, radios, or any other electrical devices that can be heard off of your site OR anywhere on the grounds.
During the remaining portion of the day: All occupants and visitors will refrain from creating a disturbance or causing unreasonable noise that may disturb others. Construction, building, or repairs (involving hammering, sawing, drilling, pounding, etc.) is NOT permitted on weekends or holidays unless approved by Management and deemed necessary for the continued development of the Resort. Those activities are allowed only between 8am-5pm during the weekdays unless prior approval by Management has been put in place. Loud and objectionable noise is not allowed at any time. Once Swan Bay management has determined that a disturbance exists due to a guest complaint or witnessed by management themselves, the offender will then be reminded of the rules for our park. If the disturbance continues, the guest(s) stay will be terminated without refund.
Profanity or violence towards others and the park team will not be tolerated.
The registered guest is responsible for the actions of their children and visitors.
VEHICLE POLICIES
Vehicles
All vehicles entering Swan Bay Resort must be currently registered, in good running order, operated by a licensed driver and have a valid inspection. RVs must be RVIA certified and are subject to Management Approval.
All vehicle license numbers must be recorded upon check-in at the Main Office:
- ONE gate card will be issued to each RV site for entrance into the park and/or ONE gate card plus ONE key will be issued to each Cabin Rental for entrance into the park and the unit.
- The gate card & key to the unit shall be returned and dropped off into the mailbox to the right of the Main Office door. Any gate cards or rental unit keys that are not returned, lost, or stolen will include a $10.00 charge each to the credit card on file.
- Only two vehicles are allowed per site & must be parked completely on the site. If there isn’t enough room at your site for your second vehicle, it must be parked in the designated Vehicle Parking area near Site 125, or at the Main Office. All other vehicles or guests need to be registered at the Main Office and may be subject to a fee. NO PARKING ON GRASS.
- Only ONE vehicle may go through the secure entry/exit gate at a time due to the timing of the gate system. There will be a $100.00 charge to the credit card on file for any damage to the gate for failure to comply. Swan Bay Resort is not responsible for any damages to your vehicle.
- No boat, utility, storage or auto trailers may be parked on RV sites. Towables may stay connected to RV’s staying on Pull-Through sites. Any violation of these rules will be towed at the owner’s expense (see Accessory Trailer Parking Policy).
- Personally owned Golf Carts are allowed to be operated only by licensed drivers with proof of insurance and all passengers must be safely seated at all times (see Golf Cart Policy).
- Gas powered skateboards, ATVs, UTVs, Side-by-Side’s, hoverboards, and dropping camper shells are not permitted. Drones are strictly prohibited. ONLY GOLF CARTS ARE ALLOWED.
Recreational Vehicles
Most types of recreational vehicles are allowed on the grounds, such as:
- Bicycles
- Roller Blades
- Scooters
- Skateboards
- Drones are NOT allowed
Gas powered skateboards, ATVs, UTVs, Side-by-Sides, hoverboards, and dropping camper shells are not permitted. Drones are strictly prohibited. Please contact us if your recreational vehicle is not listed.
Ride only on paved roadways and do not ride after dusk. Do not ride on the grass, playground area, marina, pavilion tent area, pool area, or through landscaping; do not ride on any place that is not appropriate to drive a car/truck.
All children under the age of 14 years must properly wear a safety helmet when riding bicycles per state and local laws. All cyclists must ride at a reasonable speed and not skid tires when stopping.
Accessory Trailer Parking Policy
All accessory trailers must be registered at the Main Office upon check-in. Guests must provide registration & license plate numbers for the accessory trailer. Guest will receive a trailer tag with:
- Guest last name
- Date of departure
- Site # and/or Slip #
Trailer tag is to be displayed on the tongue of the trailer at all times.
Towables may stay connected to RV’s staying on Pull-Through sites only.
No trailers or dollies of any type allowed in parking spaces or on RV sites.
GOLF CART POLICY
Swan Bay Resort guests are permitted to have a golf cart on site or rent a Golf Cart from the Campground. Electric powered golf carts are preferred. Gas powered golf carts with mufflers and a low noise level may be accepted under management’s discretion (must call for approval). Carts must be in good condition with headlights and rear lights. If renting, please inspect the Golf Cart for any maintenance issues before leaving the Office (gas, scratches, steering wheel, etc.).
Golf Cart operators are subject to the rules of the road, including: stopping, turning, and safe operation. It is suggested to use your arm when signaling Left or Right as a courtesy to vehicles. Golf Cart operators observed in violation of the following rules can have their golf cart privilege revoked at any time:
Golf Cart Rentals
- Please notify staff members of your intent to rent a Golf Cart in advance of your Reservation check-in date.
- Renters will receive a Golf Cart marked by a Number.
- Renters are not required to provide insurance.
- Only site holders with a valid driver’s license are permitted to operate the cart. No visitors, friends, or family are permitted to operate the cart at any time.
- No individuals under the age of 18 are permitted to operate a Golf Cart.
- Golf Carts are to be operated at speeds no greater than 10MPH or as safety concerns demand. Operators should always consider the terrain, weather conditions, and existing pedestrian and vehicular traffic, which may affect the ability to operate the Golf Cart.
- Golf Carts are not to be driven on any landscaped areas.
- Golf Carts without lights are not permitted to be driven after dark, including Swan Bay Rentals.
- Golf Carts will be operated with the utmost courtesy, care, and consideration for the safety of pedestrians in such a manner that they do not impede or interfere with normal pedestrian or vehicular traffic flow on sidewalks, ramps or roadways.
- Golf Carts must be parked within the boundaries of your site.
- Golf Carts are not considered additional vehicles, therefore; you may have 2 Vehicles & 1 Golf Cart parked on your site.
- Golf cart keys must be removed from the golf cart when not in use to avoid any unauthorized use by other guests and returned to the Reservations Office upon departure if rented.
Personal Golf Carts
- Please let us know in advance if you will be bringing a Golf Cart as we will need proof of insurance, a driver’s license, and a $5/day fee.
- Golf Carts must be registered with the Main Office and a liability form must be completed and signed upon check in.
- A provided Golf Cart Pass is to be displayed on the Golf Cart at all times.
- Drivers must be 18 years or older and possess a valid drivers’ license, a valid auto insurance card with liability limits of at least $100,000.00 and must submit a copy of your auto declaration page to the Reservations Office prior to arrival or upon arrival.
- Only site holders with a valid driver’s license are permitted to operate the cart. No visitors, friends, or family are permitted to operate the cart at any time.
- No individuals under the age of 18 are permitted to operate a Golf Cart.

Golf cart owners are responsible for their golf carts and occupants.
Anyone in violation of these rules will have their Golf Cart privileges revoked.
CAMPFIRE POLICY
- Fires must be kept small, supervised, and in control. Fires are not to be pyramided or have flames more than 2ft high.
- Fires may only be built within established fire rings that are located at each RV site and applicable Cabin Rentals, and are not to be moved from their current location unless otherwise approved by Swan Bay Management.
- Campers will incur a $150 fine for moving any fire rings without management approval.
- Campers are not to bring firewood into the park that was purchased off site, as invasive insects and diseases from other areas threaten our environment.
- Firewood and fire starters are available for purchase onsite in the Main Office or at The Rift Boutique from 8am-6pm during the Off-Season and 8am-8pm during Peak Season.
- Fires are not to be left unattended, must be fully extinguished prior to departing the campsite, and no fires are allowed between 2am – 8am OR at other times when directed by management or fire authorities.
Standing trees may not be cut.
Portable fire pits are allowed but must be in an enclosure. Please notify the Main Office that you brought one with you.
The registered guest is responsible for the actions of their children and visitors.
FIREARMS & FIREWORKS POLICY
Firearms
Firearms that are kept in your personal vehicle and for which you have a valid permit may be brought onto Swan Bay Resort property. It is suggested to bring your valid permit with you.
Firearms include, but are not limited to:
- Hand guns
- Rifles
- Pellet guns
- BB Guns
- Air Guns
However, such firearms may not be removed from your vehicle or discharged at any time while on Swan Bay Resort property and must be locked up or secured in an appropriate manner.
If any firearms are brandished in any way you may be asked to leave the premises without refund.
This policy only applies to the presence of firearms on Swan Bay Resort property or vehicles and should in no way be construed as a violation of rights under state or federal laws.
Fireworks
Fireworks of any kind are not allowed on Swan Bay property at any time, per NYS law.
Fireworks include but are not limited to any device or components that when used or ignited, project or disburse metal glass or brittle plastic fragment such as:
- Cherry bombs
- Roman candles
- Firecrackers
- Bottle rocket
- Shells and rockets
- M-80s and M-100s
- Helicopters
- Sparklers
Any type of fireworks (including sparklers) are a potential fire hazard to the resort and authorities will be notified of any one who violates this policy. Violators may be evicted from the property.
SERVICE & MAINTENANCE POLICIES
Any and all service work to be completed on Swan Bay RV’s, Seasonal Cottages, and Watercrafts must only be performed by Swan Bay Resort professionals, including but not limited to:
- Refrigerator repair
- Deck construction
- HVAC repair
- Grounds maintenance
- Engine repairs
- Slide-out repair
Please contact us directly if you need help with personal equipment that you brought on to the property.
UTILITIES POLICY
Swan Bay Resort provides full hook-ups including: water, electric, and sewage hook ups for all self-contained RV’s.
*Tent camping is not allowed*
All RVs are required to have adequate surge protection devices. Alteration to the electric, water or sewer connections provided by the Resort is prohibited.
Registered guests will adhere to specific legal requirements when connecting to sewer, water and electric services at the campground/resort.
Black/Gray Holding Tanks must ONLY be emptied into sewer receptacles at your assigned site or at the Dumping Station located near the Service Barn on Plaza Dr. The sewer hose must be properly secured to both the RV and the sewer inlet. A tight seal by a sewer donut (sewer ring) or a screw-type connector must be free of leaks – contact the Main Office if you need assistance.
If you have a waste spill from your sewer at your site or at the dumping station, you must do your best to clean it up and contact the Main Office to report the spill. If you leave the resort without addressing and cleaning up the spill, you will be charged a $250 cleaning fee.
Ground disposal of any drain water (gray or black) is prohibited by State Law. Wastewater from RVs (including sink water) must be disposed of into sewer drains.
We may occasionally experience utility outages that are beyond our control.
WASTE MANAGEMENT POLICY
Waste handling including: transfer and disposal of waste within the resort and unauthorized dumping on Resort property is not tolerated. Please attempt to minimize waste by recycling before disposal.
All guests must supply their own bags for general waste (black bags are prohibited) and use separate baggage for recycling and returnable beverage containers.
*Daily Curbside pick-up occurs between 8am-11am*
General Waste
General waste refers to waste that is classified as non-hazardous, and can be defined as waste that does not pose an immediate threat to public health or the environment when properly managed. The general waste stream generated at the resort is expected to consist of solid waste generated from household waste, daily operation activities, wood, paper, cardboard metal or plastic packaging, glass etc. General Waste must not be disposed of in black garbage bags, any other color is acceptable.
Recycling
Please attempt to recycle items listed below in separate baggage from waste:
- Cardboard
- Newspaper
- Glass
- Steel
- Aluminum
- Office paper
- Plastic
Recycling and returnable beverage containers are to be sorted and placed in separate bags that may be any color, other than black. Returnable beverage containers refer to any empty beverage container that may be returned for refund of a deposit.
Any type of waste is not to be:
- Disposed of in restroom, laundry room or other building trash cans
- Stored in unsecured containers without lids
- Stored on any site if departing within 24 hours or more
- Burned
- Dumped on the ground, per New York State Law
VIDEO/PHOTO COPYRIGHT POLICY
Commercial photography and videography is often conducted at Swan Bay Resort. You may appear in photographs or videos that may be used in advertising, news reporting, public relations, or other activities regarding the Resort.
Employment, Reservations or a visitor’s pass at Swan Bay Resort constitutes your consent for Swan Bay Resort to use any photographs or videos it deems appropriate without payment, inspection, or review.
All photography and videography is copyrighted by Swan Bay Resort and remains property of Swan Bay Resort.
Usage of Drones is not allowed at Swan Bay Resort.
SAFETY & SECURITY POLICY
Safety within Swan Bay Resort is a number one priority for any individual that enters the park. To maintain a safe environment for all registered guests, visitors, patrons and employees, we must all:
- Observe all park rules
- Observe proper speed limits
- Watch out for children at or near the water, boat launch, or on the docks
- Carry a flashlight after dark
- Not ride bikes, scooters, etc. after dark
- Watch for children riding bikes, scooters, etc. on roads and parking lots
- Not engage in underage drinking; any offender will be reported to the proper authorities
- Keep campsites clean, neat and free of fire hazards and clutter
- Be able to move vehicles (cars, trailers, RV’s) quickly in case of emergency
Personal property should be secured at all times. We are not responsible for lost, stolen, damaged, or left behind items. You may contact us to see if we have found your missing item and arrange shipment with management.
To secure personal property all patrons and employees must:
- Lock up vehicles
- Report suspicious behavior to management or a Nighttime Groundskeeper
- Adhere to all state, county, and local laws
